Types of Roofing

With a lifespan ranging from 25 to 50 years, shingles are one of the most popular roofing materials for residential properties. Shingles are known for their durability and affordability, making them a great choice for homeowners looking for a cost-effective roofing option.

Metal roofs are becoming increasingly popular for both residential and commercial properties due to their durability and longevity. Metal roofs can last 50 years or more with proper maintenance. There are several types of metal roofing materials available, including:

Standing Seam Metal Roof:

Standing seam metal roofs offer a seamless, clean appearance for your home. The panels are typically made from aluminum or steel and are installed vertically with raised seams that connect the panels together. This installation method creates a watertight seal, making standing seam metal roofs highly resistant to leaks. At Southern Shingles, we cut all panels on-site, ensuring a perfect fit for your roof. Additionally, with no seams in the roof runs on your roof, screws are hidden, giving your roof a sleek and modern look.

Screw-Down Corrugated Metal Roof:

Screw-down corrugated metal roofs are characterized by exposed screws that secure the metal panels to the roof deck. While this installation method is more traditional, it is still a durable and cost-effective roofing option. Screw-down corrugated metal roofs are a practical choice for many homeowners, offering durability and affordability.

Silicone roofs are a popular choice for commercial properties due to their energy efficiency and durability. This material is applied by rolling or spraying on the existing roof system. It is a liquid that fills all cracks and protects the existing roof system for an additional 10-20 years to maximize the life of the current roof. Silicone roofs offer excellent protection against the elements, including UV rays, and are highly resistant to weathering.

They are also environmentally friendly, making them a sustainable roofing option. Silicone roofs are a cost-effective choice for extending the life of your current roof system while providing long-lasting protection.

Thermoplastic polyolefin (TPO) roofs are mostly installed on flat roof areas with not much pitch or fall. This roofing material is known for its ability to reflect sunlight, which helps reduce cooling costs during the summer months. TPO roofing is also resistant to UV rays, tears, and punctures, making it a long-lasting roofing option for commercial buildings. Additionally, TPO roofs often use gutter/drain systems to remove water off the roof, ensuring proper drainage and preventing water damage.

Bitumen or Cap & BAW roofs are most commonly used when the roof slope is not 3/12 or greater, and shingles cannot be applied. Shingles are not recommended to be installed on anything less than a 3/12 pitch to avoid blowing rain to travel up the roof and under the shingle tabs. Bitumen roofs are known for their durability and cost-effectiveness.

They offer a waterproof seal that protects your roof from water damage and leaks. Cap & BAW roofs, also known as Built-Up Roofing, consist of multiple layers of bitumen and reinforcement fabrics, providing added strength and durability. Both bitumen and Cap & BAW roofs are excellent choices for flat or low-slope roofs, offering long-lasting protection and peace of mind.

STEP BY STEP GUIDE

Building A Quality Roof

STEP 1

Deck

Before your contractor can install the new roof, they will remove the old shingles and roofing material down to the deck. Then they will evaluate the deck for damage and make any necessary repairs. Once the repairs are complete, your contractor will begin installing the components of your new roof.

STEP 2

Ice & Water

First, the Ice & Water self-sealing underlayment adheres to the roof deck and seals around nail penetrations, protecting rakes, eaves, and critical flashings from water infiltration. Ice & Water is essential around critical transitions and roof penetrations, providing an extra layer of protection from wind, rain, ice, and snow trying to penetrate your roofing system.

STEP 3

Underlayment

Next, the primary roofing underlayment is unrolled and fastened to the roof deck. Synthetic underlayment, such as Summit 60, forms a secondary leak-proof barrier before the shingles are installed above it. Summit 60 synthetic underlayment is also less prone to damage than traditional felt. Underlayment shields the roof deck from weather damage until shingles can be repaired or replaced. 

STEP 4

Starter Shingles

Before applying shingles, your contractor will apply a starter shingle course along the perimeter of the roof. Starter shingles are installed at the eave of your roof to help prevent shingle blow-off durin high winds. Pre-cut starter shingles save time at installation and ensure that the first course of field shingles seats down properly thanks to an aggressive adhesive line.

STEP 5

Shingles

After the starter shingles, your contractor will install the asphalt shingles. Asphalt shingles come in a variety of styles, colors, and designs. They provide aesthetic appeal and style to compliment your home, while protecting your roof from the elements and weathering effects.

STEP 6

Ventilation

Part of any well-designed roofing system is balanced ventilation. There are many types of ventilation products and choosing the right system for your project is dependent on the size of the attic space. Balanced ventilation keeps air moving under the roof deck to help prevent premature aging of the asphalt shingles.

6a – Ridge Ventilation:

Atlas ridge vents are durable and provide protection from the harshest elements, including wind-blown rain, snow, and dust. These low-profile ridge vents – with or without a filter – only raise the roof cap by 1 inch, making them nearly undetectable from the street level.

6b – Slope-Mounted Ventilation

For larger attics and greater airflow, Atlas slant back and power ventilation systems provide even more options. Slant back vents, also called box vents, are sleek and durable and work well with open attics. The low-profile design comes in several configurations and color choices to match all roofs. Power vents feature a low-profile dome and come standard with a pre-wired humidistat and thermostat to better regulate an attic environment.
